Waterloo Court. A modern and stylish apartment complex nestled within the cobbled streets of the city’s Brewery Wharf district.
Described as a sparkling destination on the Leeds waterfront, there’s a vibrant mix of independent shops, cafes and restaurants to keep you entertained during your stay. The Briggate High Street and Victoria Arcade is just a five minute walk away and Leeds Central Train Station is close by.
The Waterloo Court studio apartments have one double bedroom. They are available in either the standard or superior type - the superior apartment type is larger and guarantees a balcony.
This apartment can accommodate one extra person in an extra fold-out bed (provided on request - please mention if this will be needed when enquiring). There would be an additional cost of £10.00 per night (including VAT) or £30.00 per week (excluding VAT).

Booking Procedure
Payment
Serviced City Pads require a non-refundable deposit of 12% to secure the booking (this is deducted from the total amount). For bookings of less than 1 month, the apartment operator will contact the guest within 24 hours of receiving booking confirmation to take debit or credit card details and take the remaining balance. For bookings of one month and above, a deposit equivalent to a minimum of one month’s rental charge is required at the time of the reservation. The balance of the charge is to be paid as notified to the guest by the apartment operator in writing. The apartment operator will take all reasonable steps to ensure that the requirements of each reservation are met to the best of its ability. The apartment operator reserves the right if necessary to provide an alternative apartment of at least equivalent standard at no extra charge to the guest.
Security Deposit
The guest is responsible for the cost of any phone calls or extras (being those items not specifically included in the charge as referred to on this listing). The guest is liable for any damage or breakages caused by the guest or their visitors to the apartment and/or the common areas of the building that the apartment is situated in. Credit card imprints will be required on or prior to arrival to cover the cost of any phone calls, extras, damage and/or breakages and the guest agrees that the apartment operator is authorised to use such imprints to cover such costs.
If any payment is not made by the guest on the due date, the apartment operator shall be entitled, without limiting any other rights it may have, to charge interest on the outstanding amount (both before and after any judgment) at the rate of 6% above the base rate from time to time of Barclays Bank plc from the due date until the outstanding amount is paid in full.
Additional Charges
A £200.00 deposit is chargable for weekend stays over Friday, Saturday and Sunday. The following charges will apply:
Smoking inside apartment - £60.00
Noise complaint call out charge - £50.00
Loss of keys - £60.00

Cancellation Policy
Notice of cancellation is required 7 days prior to arrival. There is a cancellation charge for bookings cancelled less than 7 days prior to arrival. If the guest cancels less than 7 days before arrival they will be charged a maximum of three days apartment charge. For stays of 1 to 6 days the guest will be charged only 1 day. For stays of 7 or more days the guest will be charged the maximum charge of 3 days accommodation.
Parking
On-site secure underground parking is available at an additional cost of £8.00 (including VAT) per space, per night. The weekly rate for parking is £30.00 (excluding VAT) per space, per week.
Additional Information
The following rules together with any other such rules which are notified to the guest in writing or are displayed at the apartment apply to their stay (together the ‘rules’): The limit to the total number of guests who stay overnight in the apartment is restricted to that shown in the reservation form. The apartment operator reserves the right to charge a supplement for each additional person in excess of the above shown limits an amount equivalent to the rental charge ÷ 2 for each night that such additional person(s) stay at the apartment. The guest agrees to observe all reasonable precautions for safety and security of the apartment and the common areas of the building that the apartment is situated in. The guest agrees not to keep in the apartments any of the following: any live animals of any description; articles or liquids that are dangerous, noxious, inflammable, explosive or which may give rise to a health or fire risk; firearms, illegal drugs and any other illegal goods; anything unlawfully in the guest's possession; anything specified as being prohibited in any written notice or list, which may be issued from time to time by the apartment operator. The guest agrees not to use the apartment for any business purpose and/or any purpose which is illegal and/or immoral. In the event of a breach of any of the rules, the apartment operator reserves the right to terminate its contract with the guest with immediate effect and in such circumstances the charge (or balance of the charge) is payable immediately. In addition the guest agrees to indemnify KSpace against any losses, damages and expenses (including costs) it suffers due to breach of any rules by the guest. The guest acknowledges that the apartment operator and its agents can have unrestricted and immediate right of access at all times to the apartment in the event of an emergency (or a perceived emergency) and have a right of access at all other times upon reasonable notice given by the apartment operator to the guest. Smoking is strictly prohibited in the property, any person found smoking will be fined and costs recovered for smoke damage. The apartment operator operates a strict security policy to ensure the health and safety of their guests, staff and property residents therefore non residents will not be allowed access to the properties after 11pm and they operate a strict no party policy. The apartment operator operates a zero tolerance in respect of unreasonable noise levels and unreasonable behaviour. Should their terms and conditions be broken guests will be asked to leave with immediate effect and no refund given.
ATTENTION:
For security you must bring the card you paid with on arrival along with photo ID.
We have zero tolerance on loud music and excessive noise levels.
If we receive a complaint a call out fee of £50.00 will be charged. If the noise continues you will be asked to leave immediately without refund.
Smoking inside the apartments will incur a £60.00 charge. Smoking is permitted in outside areas only.
Damage and additional cleaning costs will be charged on assessment.
We have security check in on site positioned at the entrance to the apartments.
Only the guests detailed on the booking form will be allowed into the apartments.
Unauthorized guests will not be allowed into the apartments.
